Vacation Rental: Property Management

Offering Vacation Rental Property Management Services in North Georgia
* We are currently looking to build a relatively small and select portfolio of properties.

  Parameters:
I am NOT looking to provide full service, turnkey vacation rental management services.  My preferred client is someone that is either tired of their current strategy (or high rental manager fees) and is exploring doing it themselves, or someone that is already doing it themselves.  I started co-managing several coastal properties years ago with a couple that had been using a local management company.  We were able to increase their take home income about 200% doing it on our own.  My forte is sales, marketing, support paperwork, and consulting on keyless entry systems / home staging & stocking / amenity programs / customer interaction. 
 
  Services:
I am looking to either run ALL of the front-end management activities (coordinating marketing, responding to inquiries with individual personal interaction and salesmanship, issuing quotes, booking reservations, managing calendars and schedules), OR just acting as backup to your activities, and doing all of this in a secondary fashion - operating independently, but with schedule coordination, and increasing your business by bringing renters in that are 100% the results of my own efforts.  Handling cleaning, maintenance, guest check-in/keys/codes, is not something I am interested in.  I just "Bag em"! 
 
  Fees:
One time setup fee (negotiable upon certain parameters) and then 12% of the Gross.  There could be additional startup fees (optional and negotiable).  For instance in case the property has never been in a vacation rental program, and it needs to be appropriately safety proofed, arranged, stocked with appropriate kitchen supplies, certain furniture items, etc.  Or maybe you have no clue what you are doing and there's going to be some extensive consulting, training, handholding (not being condescending -just saying - it happens).  Additional Marketing Fees such as VRBO or Homeaway may also apply (again, optional).  Situations vary and we are flexible to each property need, and the homeowner has final word.  Good track record, references & experience via the fact we've managed coastal vacation properties. 
 
  Currently Seeking:
Good Vacation Properties / B&B's from all areas of North Georgia.  I am not looking to glut my offerings with just any old property.  I am looking to build an exclusive, wide variety portfolio that isn't over weighted in any certain area, or property type.  I'd rather take a small number of unique / solid / good properties, at fair rental rates, and try and focus on building solid name recognition and a repeat customer base, with high occupancy rates - maximizing income & effort for a small number of clients, than to manages dozens of properties with low occupancy rates.
